PC Urban Able Holdings Ltd. has applied to the City of Vancouver for permission to develop on this site:
- A four-storey mixed-use building consisting of a Motor Vehicle Repair Shop on the first storey, Manufacturing Use on the second and third storeys and Office Use on the third and fourth storeys with:
- A proposed total FSR of 3.0 (104,337 sq.ft.);
- A proposed height of 70.67 ft.; and
- Two levels of below grade parking providing 130 parking spaces having vehicular access from George Street.
Under the site’s existing I-2 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.
We welcome your written comments (letter or e-mail) on this development application. Comments should be received on, or before November 13, 2018, to be considered in the staff review. However, comments will be considered up until the date of decision.

In reviewing this application, and before making a decision, the Director of Planning will also need to consider City by-law regulations, and Council-adopted policies and guidelines.
