GBL Architects has applied to the City of Vancouver for permission to develop on this site:
Under the site’s CD-1 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.
• A 6-storey mixed-use building containing Retail, Office, and a Grocery Store on the ground floor, with 98 for-profit affordable housing units above (second to sixth floors); all over two levels of underground parking providing a total of 137 parking spaces having vehicular access from the lane;
• An approximate height of 67.00 ft.; and
• A Floor Space Ratio of 3.16FSR (92,020 ft2).
We welcome your written comments (letter or e-mail) on these development applications. Comments should be received on, or before December 15, 2017, to be considered in the staff review. However, written comments will be considered up until the date of decision.

In reviewing this application, and before making a decision, the Director of Planning will also need to consider City by-law regulations, and Council-adopted policies and guidelines.
