Human Studio Architecture + Urban Design have applied to the City of Vancouver for permission to restore a 2-storey municipally designated heritage building (McConnell), add a 3-storey addition and build a 7-storey infill building on the adjacent lot. The proposal includes the following:
- 38 secure market rental residential units, including micro-dwellings, studios and one-bedroom units;
- Commercial uses at grade;
- Building height to the top of the principal parapet is approximately 81 ft. (24.7m); and
- Total floor area of 25,262 sq.ft. (2,346.99 m2).
Under the site’s HA-2 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.
We welcome your written comments (letter or e-mail) on this development application. Comments should be received on, or before August 31, 2018, to be considered in the staff review. However, comments will be considered up until the date of decision.

In reviewing this application, and before making a decision, the Director of Planning will also need to consider City by-law regulations, and Council-adopted policies and guidelines. Once a full application review is completed, a decision will be made. If you respond to this notification, we will keep you informed by re-notifying you as to the decision.
