Please refer to postcard dated August 23, 2018, regarding the proposal from Human Studio Architecture + Urban Design have applied to the City of Vancouver for permission to retain and restore the two-storey façade of the existing municipally designated Class M Heritage building (McConnell), and develop a mixed-use 7-storey building, consisting of:
• 38 secure market rental residential units, including 15 micro-dwellings;
• Commercial uses at grade;
• Building height to the top of the principal parapet is approximately 81 ft. (24.7 m);
• Total floor area of 25,262 sq.ft. (2,346.99 m²).
Under the site’s HA-2 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Development Permit Board.
This application has been scheduled for the Development Permit Board on December 10, 2018 at 3:00 p.m. in the Town Hall Meeting Room (1st Floor, City Hall, 453 West 12th Avenue).

You or your representative may attend the meeting and, upon request, will be accorded the opportunity to address the Board.
We welcome your written comments (letter or e-mail) on this development application. Comments should be received on, or before October 26, 2018, to be considered in the staff review. However, comments will be considered up until the date of decision.

In reviewing this application, and before making a decision, the Development Permit Board will also need to consider City by-law regulations, and Council-adopted policies and guidelines.
