138 Main Street - DP-2019-00560

Birmingham and Wood Architects has applied to the City of Vancouver for permission to develop 138 Main Street with:


• a 6-storey, mixed-use building with partial basement containing commercial on the main floor;
• 70 micro dwelling units (28 market rental and 42 social housing units);
• a proposed height of 75.25 ft.;
• a proposed Floor Space Ratio of 5.1 (30,622 sq. ft); and
• this application is being processed through the Social Housing or Rental Tenure (SHORT) program.

Under the site’s existing DEOD zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Development Permit Board.

A Community open house is scheduled from 4:30-7:30 p.m., Tuesday, September 10, 2019, Dodson Hotel, 25 E Hastings Street, with the applicant team and City staff available to answer any questions.

This application has been scheduled for the Development Permit Board on Monday, November 25, 2019 at 3:00 p.m. in the Town Hall Meeting Room (1st Floor, City Hall, 453 West 12th Avenue).

We welcome your written comments (letter or e-mail) on this development application. Comments should be received on, or before October 15, 2019, to be considered in the staff review. However, written comments will be considered up until the date of decision.
