Rize Alliance (Station Commercial) Limited Partnership has applied to the City of Vancouver for permission to develop on this site:


• A 13-storey mixed-use building containing Retail (ground floor) and Office (ground to 13th floors); all over 5 levels of underground parking providing a total of 442 parking spaces having vehicular access from Station Street;
• A Floor Space Ratio of 6.89 (approximately 285,346 ft²); and
• An approximate height of 170.0 ft.


Under the site’s existing FC-2 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Director of Planning.

We welcome your written comments (letter or e-mail) on these development applications. Comments should be received on, or before February 9 , 2018 , to be considered in the staff review. However, written comments will be considered up until the date of decision.

In reviewing this application, and before making a decision, the Director of Planning will also need to consider City by-law regulations, and Council-adopted policies and guidelines.
