Francl Architecture Inc. has applied to the City of Vancouver for permission to develop on this site:
• Retention of the existing façade;
• A new 8-storey mixed-use building containing Retail (ground floor), Restaurant (ground & 2nd floors), Office (2nd & 3rd floors), and 25 Secured-Market Rental Dwelling units (4th – 8th floors); all over 2 levels of underground parking providing vehicular access from Station Street;
• A Floor Space Ratio of 5.00 (approximately 24,620 sq.ft.); and
• A maximum building height of 86.75 ft.
Under the site’s existing FC-1 zoning, the application is “conditional” so it may be permitted; however, it requires the decision of the Development Permit Board.
This application has been scheduled for the Development Permit Board on April 30, 2018 at 3:00 p.m. in the Town Hall Meeting Room (1st Floor, City Hall, 453 West 12th Avenue).

In reviewing this application, and before making a decision, the Development Permit Board will also need to consider City by-law regulations, and Council-adopted policies and guidelines.
